Footage Edition
The thesis

A listing informs. An edition is remembered.

Buyers decide in the first three seconds of a page. Foliokin gives every property a title sequence and a printed keepsake — so the collateral finally matches the price on the sign.

№ 02 — how a folio is set

Five moves, folder to finished.

One disciplined line runs every property — no template to fight, no designer to brief, no week of waiting on a studio.

Step 01

Upload the pack

Drop the builder's folder — renders, floor plans, elevations, site plan, specs & finishes, rental appraisal, price list, suburb profile. Foliokin itemises every file, shared assets sorted from per-lot ones.

53 files · 12 lots · 3 configs
Step 02

Research & verify

It fans focused searches across the area, then fetches and re-reads every source. Invented links and invented numbers are stripped before they can travel any further.

Sourced, not invented
Step 03

Curate & approve

Every research note, comparable and statistic waits at a human gate. Nothing reaches a brochure until you have cleared it.

Your sign-off
Step 04

Compose

Approved facts only — written behind a numeric fence and set into a themed edition. Copy, layout and imagery composed together, under your brand.

Themed · on-brand
Step 05

Publish

Out comes an interactive web brochure, an emailable A4 and a press-ready A4 — one set per lot. A twelve-lot release becomes twelve folios.

Web · email · print
The line, in full

Deterministic where it can be, AI only where judgement is needed — nine passes, each leaving an auditable trail from folder to finished edition.

01

Ingest & itemise

The builder's pack is unpacked and every file itemised into shared vs per-lot assets. Anything ambiguous is surfaced for a human — never quietly guessed.

02

Asset pipeline

Images are classified by heuristics — AI only for the ambiguous remainder — then normalised, letterbox bars trimmed, colour-graded, low-res flagged and AI-upscaled, and drawings extracted out of PDFs.

03

Image masters

One decode per asset yields two A4 JPEG masters — a light email master and a press master — so nothing is re-encoded twice.

04

AI research

One focused web search per amenity domain, run concurrently — or grounded in the developer's own suburb document and cited to it.

05

Comparables

Nearby sales scored on config, size, radius and recency into an indicated value band. Undisclosed sales excluded.

06

Market stats

Median, growth, yield, rent, vacancy, population and LGA rank — each cited and verified; yield recomputed from rent for self-consistency.

07

AI copywriting

Written only on approved facts, behind a numeric fence that drops any sentence introducing a number the sources never carried.

08

Resolve one BrochureIR

Image keys resolve to URLs, sections compose, and sources become on-page attributions — one resolved edition the renderers share.

09

Render

The interactive web brochure and a two-tier PDF (email + print) render from that single resolved edition.

the asset pipeline

It reads a pack like a picture editor.

Fifty-three files land in a folder. Foliokin classifies them by heuristics — reaching for AI only on the ambiguous remainder — then normalises, trims the letterbox bars, colour-grades, flags anything low-res and AI-upscales it, and lifts the floor plans straight out of the PDFs. One decode per asset; two A4 masters out.

Suburb, aerial
Area research · eight domains
it reads the suburb

Eight searches, fired at once — only what's real.

One focused web search per amenity domain, run concurrently and framed for an investor: only what is committed, under construction or announced — no fluff. Hand it the developer's own suburb profile and the research grounds itself in that document — citations extracted, structuring constrained to a URL whitelist, invented links stripped.

Transport & connectivity

Rail, road and the daily commute — committed and under-construction works only.

Education & schools

Catchment schools and new campuses — funded, announced, cited to source.

Health & hospitals

Hospitals and clinics within reach — verified, never assumed.

Employment & major projects

The jobs pipeline and precinct-scale builds nearby — committed capital.

Retail & town centres

Supermarkets, high streets and centres — built or under construction.

Community & civic

Libraries, councils and civic anchors — on the public record.

Recreation & sport

Reserves, aquatic centres and clubs — delivered or funded.

Enterprise & innovation

Business parks and innovation precincts — announced and backed.

Grounded & verified · committed, under construction or announced — each finding cited to source

№ 03 — grounded, not guessed

AI that sources and verifies every claim.

Because a wrong number in a property brochure is a liability — not a typo.

Grounded search

Fanned, then grounded

Focused searches across transport, education, health, employment & major projects, retail, community, recreation and enterprise — investor-framed, committed, under construction or announced only. Hand it a suburb profile and the research is grounded in that document and cited to it.

Citation-verified

Every page, re-checked

Each finding's source is fetched and read back: asserted dollar figures must appear on the page, keywords must corroborate. Facts are marked verified, mismatch or unresolved — and credibility is scored from the domain, not the model's opinion of itself.

Human gate

Nothing passes unseen

Every research item, comparable and statistic waits for a person to approve it before it can reach a brochure.

Numeric fence

No number sneaks in

Copy is written only on approved facts. Any sentence that introduces a number which was not in the sourced inputs is dropped — so a hallucinated stat can never reach the page.

Under your name

Foliokin is the press.
You are the masthead.

Your logo on every edition, your colour palette, your brand voice — set into one of four house themes. The engine runs silently underneath; every folio publishes as your agency's, not ours.

Dark-luxuryAa

Gold on near-black. Cinematic — the flagship look.

ClassicAa

Ivory and deep green. Restrained, estate-grade.

EditorialAa

Warm paper, hard contrast, one signal accent.

CoastalAa

Soft light, slate blue and sand. Airy, waterfront.

Your logo

Your mark sits in the masthead of every edition — web, email and print — with a cleanly typeset wordmark as fallback when no logo is supplied.

Your palette & type

Colour and typeface flow through the cover, headings and captions, so the whole edition is set to your brand — not a template wearing your name.

Your brand voice

A brand voice per tenant shapes how the copy reads — measured, editorial or warm — so the words sound like your agency, not the machine.
